South City and San Mateo County are “front row and center” for Real Estate right now.  From home sales to new condos, apartments, and office blocks, our area right here is where the action’s at.  And, perhaps not surprisingly, real estate offers a number of interesting career paths.  Most people begin (and many elect to stay) as Sales Agents.  Successful RE sales agents can and do make some very fine incomes, too.

 

Only three classes are needed to sit for the State of California RE Sales Agent’s license examination.  These will include RE Principles, RE Practice, and a third class (there’s some choice available on the third class).  You can take these courses in a number of places (and you may repeat the license exam as many times as necessary to get it).  College of San Mateo has been a recognized leader in real estate education for over a half century.  You can get all the classes you need (and then some!) at CSM.  CSM is Fully Accredited, with classes that both qualify you for the license exam and which give you transferable college academic credits, too.

 

These are real classes with real in-person instruction and answers to your questions.  The professor is an attorney with a keen interest in real estate; he’s also a MBA and has been on our faculty for 45 years.  He’s helped thousands of CSM students Succeed.   Our students enjoy a very accessible, park-like campus right off the freeway with easy student parking.  And, a number of support services for you while you are here. Also, a very popular health club (think: mean-looking exercise machines!), Olympics style swimming pools, and extensive sporting fields. Oh yes, also a library and “learning center” with computers and internet access.

 

The first two Real Estate courses you’ll probably want to take are Real Estate Principles 100 and RE Practice 110.  Principles discusses many of the most important legal concepts you’ll need, while Practice discusses some of the legal and practical aspects of working in the field.  Both are required and accredited for licensure.  (And then you will get your choice of several classes for your third  pre-license course.)

 

Some people make exceptional (!) incomes in real estate.  Some find they do not like it, or otherwise do not succeed at it. So, the resulting income range is quite wide.  You can do a little rough calculating if you wish, just apply three percent (typical beginning agent’s commission for selling one of her broker’s listings) to what is now a common-place sales price of, say, about $2,000,000.  (Answer: $60,000.).  That’s for just one sales transaction.  Many successful, hard-working sales agents can make ten to fifteen successful transactions in a good year. Some make more.

 

Agents have some expenses, of course, and there are some years that are better than others.  And, their commissions typically go up after they get established in the business.  So, your results may vary but the potential is quite considerable, indeed.  Agents who (1) work diligently, (2) reach out and meet people, and (3) really help their clients, tend to be among the very top-most successes in this field.

 

This summer’s Real Estate Principles 100 class will meet 6pm on Tuesdays and Thursdays for a quick 8 weeks, beginning 12 June.  The important things to write down now are its Course Reference Number (50730)  and the phone number for any required assistance in signing up (Admissions Office, 650/574-6165).

 

This summer’s Real Estate Practice 110 class will meet 6pm on Mondays and Wednesdays for the same quick 8 weeks, beginning 11 June.  Please write down its CRN number (54642) and Admissions is still on 650/574-6165.

 

Be sure to pay the modest fees when you enroll. This is necessary to keep your seat in the class(es).  Major credit cards accepted.

 

Unpaid enrollments are automatically canceled by HAL, the college’s main computer, to enable more people to get in.  Please also if you’re interested DO sign up NOW, because this professor’s classes usually SELL OUT quickly.  (We offer them again in Fall term starting in August with sign-ups now, too, but if you’d like to join us this Summer you’ll like the relaxed and uncrowded summertime campus … just be sure to mark your calendar NOW to be in attendance participating in all of the scheduled class meetings (important!)

South San Francisco August Residential Market Report by Dee Molina, Realtor

The Current Residential Real Estate Climate in South San Francisco

There is a shift in the Real Estate wind this month.  It is the end of the peak selling season for So. City.  Which direction might the market go?  The indicators point towards the beginnings of what we call a “normal” market.  With inventory still at a very low level, we see that the prices are holding their own on an average.  This may change if the inventory increases some.  The reason for this is if there are 18 homes on the market, 18 closed… which makes the demand still the driving force to keeping the values high.

Local Inventory

As of August 28, 2019, there are currently 24 condos, townhouses and single-family homes on the active status.  There are 25 in the pending status with 4 closings this month.  These are very close to equal in numbers.  This is an example of why our values are staying up there.

Here are the numbers that are seeing the shift.  The average days on the market are increasing, from the normal numbers of yesterday was most homes would be in escrow within 10 days or sooner.  The actual average was 12 days… but in August we jumped up to the average of 23 days.  That is nearly double.  Here is another bit of news, the listing price and the sales prices are closing in on each other.  We are seeing a trend of homes selling for a bit over Listing price to Listing price.  The real fixers of the group are not getting as high as the listing prices in most cases and there are a few reductions.  When was the last time you saw that? We saw this back in 2012 when the market was just bouncing back from the bursting bubble of 2006.

 

Regional Indicators

Another indicator of change is to look at an outside area.  Affordable and commute range to the city or Oakland and I took a look at Antioch and Contra Costa County.    This area took a huge plunge during the crash of 2006-2008.  Their homes have increased to the level these new homes sold to even a higher volume.  Guess what is going on over there?  157 Active Residential homes for sale.  Now that is a lot of inventory.  The average days on the market has doubled for them as well from about our 24 day to 48 days.  Same activity with the pricing, with a bit above, and a bit below for the sales to listing price so far.  Here is something I haven’t seen in a little bit… 1 short sale and 3 REO’s (Foreclosures).

There is a shift in the market. It is a good time to sell while the market is still holding its own, if you can be patient or price your home to sell. It is a good time to buy with interest rates still low, with a lot of lender options.

Buyers Workshop

My Buyers Workshop is hosted by Veronica Mora who explains the current products on the market to help any homeowner who would like to explore the refinance vs relocation.  She also introduces the current products, guidelines, and credit scores to qualify for a home loan for either VA, First Time Buyers, Investors, 2nd homes, and for those buyers who are selling their existing home, to either down-size or upgrade depending, on the need.  Escrow and Insurance professionals are there to assist you with the process and inquiry of finding the best homeowners policy… and I am there to answer the Realtor questions, that might counter your loan by stating what is required to get your offer accepted, for the fairest price, and at the best terms for my buyers to meet their dream and financial goals.

South San Francisco October 2019 Residential Market Report by Dee Molina, Realtor

When will the bottom fall out???

According to our Real Estate mentors that study and educate Realtors to react to the current markets are telling us that the Recession of 2020 is coming, most likely in 2021 and it will NOT affect the low to mid-range priced homes in San Francisco, San Mateo and Santa Clara Counties.  It appears that homes under $1.3 Million average values will not drop and this will be our new norm in our area.  The new low-end prices may rise to $1 Million easy, yep even for a fixer!  I know that doesn’t sound very good to Buyers (plan for this number as your minimum).  I know those that are looking forward to their retirement dates and looking to sell and move to that retirement community of your dreams are thrilled about this news!  But don’t get too cocky!  Prices will vary between neighborhoods, condition and schools.  And, your agents’ approach to your marketing and strategic pricing.  It can backfire if you are not realistic about your homes’ value.  If you price too low, you are misleading many buyers and the trust depletes as they compare you to others… and know that buyers today are very savvy.  Or if you price too aggressive, you will sit on the market until you find yourself lowering to the fair market value.  Choose your agent and your strategy wisely.

But, for those Buyers… make sure you are extra prepared to buy.  Here is a good checklist to follow before you take that plunge in a recession economy.

  1. Pay off all debt
  2. Do not make any purchases by credit at all.
  3. Be sure your job is secure and the company you work for is stable and will not be considering layoffs temporary or otherwise. Ask them.
  4. Save at least 5% of your proposed Purchase Price and then another 20% to add to your down payment to avoid PMI with some Lenders. This will save yourself a few hundred dollars per month.  But if you are in a hurry to buy then about 10% will cover your FHA or Conventional Loan and closing costs.
  5. Don’t settle just to be in the area that you wish you were in but can’t afford it. Sometimes it’s better to go a little further and get that bigger home then get one that you will grow out of in a year.  Know what you want and plan your approach.
  6. Lastly, do not just buy the home without proper inspection. Look beneath the facelift.  Many times, these flippers or Sellers are only updating the cosmetic aspect of the home.  But the real meat and potatoes of the home are your Roof, Plumbing, Venting, Electrical and your foundation.   So after you are paying that Million dollars, is the home in ill repair and do you have the reserves to fix it?

According to the last review, see this link:  http://peninsulahomesupdate.com/local-stats/south-san-francisco/  We are maintaining 30-40 homes per month both Listing and Selling as an average.  This is the sole reason why prices are still strong.  Until the supply is more than the demand, the prices will continue to maintain it’s 3-5% increase in value per year.  The higher priced homes over $1.5 million are starting to see longer days on market and showing price decreases.  South San Francisco is the median priced home that is still considered affordable in consideration of other San Mateo County cities… just move on South and you will see the prices rise… Sunny, more desirable schools and other attributes.  Our median prices are hanging right around that $990K… the only thing affecting this number is the number of affordable condos in the city.  The only thing keeping the numbers at the level they are is the average Days on Market has increased from 14 – 30.  This number has doubled for only one reason.  Sellers are listing too high for the current buyer market therefore the Listing prices tend to reduce and then get purchased.

Here are the 25 current active and 25 current pending & Solds (as of October 1, 2019) single family or Condos on the market for South San Francisco.  As you can see from this list, all the overpriced homes of over 20 days to prove the concept that just not anything sells in this market.  Educating Sellers is important to a swift and hopefully painless sale.  There are no homes offered in South City for under $848 thousand.  I can guarantee you that none of the 4 bottom sellers are looking to get asking, they are hoping for $1 Million and it might even be their goal or strategy.  The only thing that would bring an asking price is that is needs work or in a very undesirable neighborhood due to school ratings.

The fact that there are homes on the market longer than 20 days is that if the Seller is motivated, they will eventually entertain all offer or reduce their price.  This gives great opportunity to those Buyers to put in offers less than asking.  If they have no rush to sell, it will eventually be taken off the market until they become more motivated.

The market has changed, and change is good.  The foreign money has slowed to a raging halt due to the current climate with China.  https://www.nytimes.com/2019/07/21/us/politics/china-investment-trade-war.html and the “Cash is King” market of a few years ago has gone away.  Now a Buyer with a loan, can finally compete in the market and getting accepted on the Buyers terms.  Homes are being accepted with contingencies.  Crazy I know, although all homes are sold “As Is”, even in this climate of low inventory, the Sellers are not seeing the way over asking, unless the home was listed at an extremely low strategic price… although you know that is the benefit of the Agent to list a home and then market that they received $100K more than asking, well yeah… the listed it $100K under value.  Don’t get fooled by the hype.  You can write an aggressive offer with contingencies, but still the market isn’t budging for out of pocket expenses from the Seller, unless it is mandatory repairs prior to sale.  The recession coming is what we will call a market adjustment… cause by the current political climate.  I don’t like to see people hurting with recessions because it hits the people that can’t bounce back quickly.  But, change is good.  With each cycle change, it allows opportunities for all parties to Sell, or Buy at a fair market value with fair market terms.

Sellers are still in a positive market simply because the low inventory.  Values are holding, and in some cases increase by a tad, but nothing like last year.  We are only seeing 3-5% value changes… with means we are heading to that normal market.  If the recession affects Real Estate, it may in a few years, but not while the inventory looks like this.  If an impactful recession comes, it will affect low income and renters more than the homeowners.  If there are layoffs, the opportunities may be in other states with better homeowner opportunities.  The number in people leaving California are growing each year due to the cost of living, price of housing.  The one beautiful constant about our beautiful County is that we are a Hub of the future, we still have old money and we have an abundance of new money.

My advice?  Pay off those debts, keep your credit and liquid cash at a comfortable level and always pay your future self, right after you pay those present bills.  If able, plan your back up for personal items, water, food and energy for any upcoming life challenge.  Preparedness for the future is key to comfort.
